Cohen Asset Management Leasing Activity; Q4 2019

Cohen Asset Management, an owner operator of net leased income-producing industrial real estate, executed several new leases and amendments to extend occupancy during the 4th Quarter of 2019.

Phoenix, Arizona

Cohen Asset Management, Inc., a Los Angeles based private equity real estate investment firm, on behalf of its affiliates, CAM Investment 376 LLC and NOVI Industrial Capital LLC, recently executed a 10-year lease renewal and expansion with Shenandoah Growers, Inc. (“SGI”) for space located at 8399 W. Van Buren Street in Tolleson, Arizona. SGI is the largest retail grower of organic herbs in the United States as well as a leading producer and supplier of organic herbs under the brands Kateri’s and Fresh Herbs. It operates farms in Virginia and Florida that produce such herbs as basil, arugula, dill, chives, parsley, oregano, sage and mint. Founded in 1989, the company supplies its fresh products to retail grocers, specialty food stores, and food service distributors, as well as to restaurant operators. It is the only large-scale USDA Certified Organic soil-based indoor growing system in the United States. CBRE represented both Landlord and Tenant in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles based private equity real estate investment firm, on behalf of Horseheads Industrial Capital II LLC, executed a lease extension through February 2031 with the Concentra Health Services, Inc. (“Concentra”) for space located at 1818 East Sky Harbor Circle North in Phoenix, Arizona. Concentra was founded in 1979 and is the largest provider of occupational health services in the country. Through its affiliated clinicians, the company provides urgent care, physical therapy and wellness services from more than 520 medical centers in 44 states. Cushman and Wakefield represented the Landlord while CBRE represented the Tenant in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles based private equity real estate investment firm, on behalf of Horseheads Industrial Capital II LLC, executed a new lease with the Freedom Financial Network Funding (“Freedom Financial”) for space located at 1717 East Grant Street in Phoenix, Arizona. Founded in 2002, Freedom Financial is a fully integrated financial services company and has blossomed into a leader in online financial services that provide millions of consumers with successful solutions for debt settlement, mortgage and personal loans. JLL represented both Landlord and Tenant in the industrial real estate transaction.

Cohen Asset Management, Inc., a Los Angeles based private equity real estate investment firm, on behalf of U.S. REIF 405 W. Geneva Drive Arizona, LLC, executed a new five-year lease with the ERBE Medical, LLC (“ERBE”) for space located at 405 W. Geneva Drive in Tempe, Arizona. The lease is fully guaranteed by ERBE USA, Inc., an affiliate company. Together, these companies represent the domestic sales, distribution and production arm of a German-based parent company with over 165 years of operating history in the medical instrument sector, which is controlled by the 5th generation of the founding family. Cushman and Wakefield represented both Landlord and Tenant in the industrial real estate transaction.

Cohen Asset Management, Inc. a Los Angeles based private equity real estate investment firm, on behalf of CAM Investment 351 LLC and Alda West LLC executed a lease extension with Tesla, Inc (formerly known as SolarCity Corporation) located at 10430 Shady Trail in Dallas, Texas. This division of Tesla, Inc. specializes in solar energy services and markets, manufactures, and installs residential and commercial solar panels in the U.S. Trevor Atkins of CBRE represented the Tenant and Gil Stroube of Lincoln Property Company represented the Landlord in the industrial real estate transaction.

Cohen Asset Management, Inc. a Los Angeles based private equity real estate investment firm, on behalf of CAM Investment 351 LLC and Alda West LLC executed a lease extension with Virtuoso Selections, LLC. located at 10480 Shady Trail in Dallas, Texas. Virtuoso Selections LLC, founded in 2003, is a family owned boutique wine producer that started in Austin and has grown offering climate-controlled warehouses in Austin, Dallas, and Houston extending its distribution capabilities. K. Carson Jones of Partners National represented the Tenant and Gil Stroube of Lincoln Property Company represented the Landlord in the industrial real estate transaction.

Corporate Designs & Installations, Inc. specializes in the sale and installation of office furniture. Gil Stroube of Lincoln Property Company represented the Landlord and the Tenant in the industrial real estate transaction.
